🚨 **Real Estate Agents - remember who you work for.** If you think your loyalty is to the MLS… you’re already on the wrong side of your client. You don’t serve the MLS. You don’t serve NAR. You don’t serve for-profit listing platforms who answer to shareholders, not homeowners. You serve your clients. Period. For 25+ years, the industry has trained agents to confuse **compliance with service** - to follow rules that protect trade groups, platforms, and closed MLS systems… instead of the people you represent. Here’s the cost: - Sellers forced into MLS-first marketing that kills momentum and hands leverage to platforms who sell the leads to strangers. - Buyers blocked from seeing opportunities by arbitrary “timing” rules. - Agents fined, censured, or banned for being a fiduciary, for following their client's direction. "They call it “transparency.” Lets call it what it is **Censorship.** That’s not fiduciary duty. That’s obedience to gatekeepers and their platforms. We are not in the compliance business. We are in the people business. The advocacy business. True advocacy means fighting for: - A seller’s right to choose how their home is marketed. - A buyer’s right to see every opportunity. - A strategy built for their goals - not someone else’s profit model. The industry won’t change because a trade group says it will. It will change when agents have real, face-to-face conversations - and put client rights above the system’s rules. So ask yourself: Are you here to enforce policy? Or protect your client’s leverage, choice, and outcome? If we are serious about “doing better,” this is where it starts. Not with another slogan. But with agents willing to **fight like hell for their clients, the people they serve.**

If you’re selling a home and getting different price estimates from different agents, don’t just go with the highest one. All agents must provide evidence to a seller to justify their estimate, like comparable sales and market demand. Always ask for proof and compare wisely. Private Listings vs. Platform Transparency: What’s Best for the Consumer? In response to NAR's Clear Cooperation Policy & March new MLS policy several larger brokerages have doubled down to continue to push their private exclusive listings strategy—off-market listings shared within its internal network before hitting the MLS. Meanwhile, Zillow announced last week a move to tighten listing standards, emphasizing on-market properties with clear buyer access. These two approaches reflect fundamentally different views of how real estate inventory should be shared. One prioritizes exclusivity and agent-driven control. The other leans into open access and platform-level visibility. On the surface, larger brokerage model appeals to high-net-worth sellers who want discretion, while agents get a marketing edge for their clients. But does it reduce exposure and limit competitive buyer bidding? Zillow's push for transparent, widely accessible listings aims to ensure fairness and maximum visibility—but at the cost of losing some of the strategic flexibility agents value. So, what truly serves the long-term interest of the consumer: curated exclusivity or broad-market transparency? Cooperation and "Office Exclusives," Are they mutually exclusive? Cooperation typically means that Listing agents agree to share information and access to their property listings with other agents, usually through a Multiple Listing Service (MLS). The MLS is the primary tool of cooperation, enabling brokers and agents to share listing data, including photos, descriptions, and pricing. It levels the playing field for small and large brokerages alike. Buyer agents can then access and show these listings to their clients, even if they are not from the same brokerage as the listing agent. Office Exclusives: An office exclusive listing is a type of real estate listing where the property is marketed only within a single brokerage — it is not submitted to the Multiple Listing Service (MLS) and is not publicly advertised. This usually means that only agents affiliated with the same brokerage as the listing broker can view and potentially bring buyers to the property. But what if outside interest by Buyer Brokers arises independently? If an outside agent hears about the listing independently and brings a buyer, the listing broker may still choose to engage with the buyer broker (and probably has a fiduciary duty to the seller to do so). So, "Office Exclusive Listings" and "Cooperation" are not strictly Mutually Exclusive. While office exclusives do not involve proactive cooperation via the MLS, they don’t legally prohibit passive cooperation. The listing broker is still ethically required to present any offers to the seller unless directed otherwise. So while office exclusives are not structured for open cooperation, cooperation is not entirely ruled out. It’s just not facilitated.

KB Home: Homebuyers risk finding themselves upside-down if they overpay for builder incentives "There are [builder] customers that are overpaying for the home to effectively get an incentive... They may potentially be upside down when they try to sell," KB Home COO Rob McGibney said on their Tuesday earnings call. Many agents walk into a listing meeting without a full arsenal of weapons. Here’s one to make sure you know cold: List-to-Close Ratio. Final closing price ÷ original list price. Not the “after three reductions” number. We’re measuring aim, not damage control. Why it matters? Pricing is a strategy designed to create a market, not test one. Competition does the heavy lifting. Pressure pushes price to the top end. Quick math: list at $10M. 98% = $9.8M 95% = $9.5M One strategy choice. $300,000 difference. That’s not theory. That’s your client’s money. Know your numbers and definitely know your competition's numbers. If you can’t say it in one sentence, you’re guessing: “My 12-month list-to-close is 98%+ with minimal reductions. Competitor averages mid-90s with multiple price cuts. They overprice and reduce. We price to spark competition and capture the final delta.” Bottom line: Have some weapons to win. There are plenty, but this one is simple, defensible, and devastating. Show up with a high list-to-close ratio and the receipts to back it up, and you won’t just win the listing, you will win the pricing conversation, which is where outcomes are made. 👊
