AI floor plan generator: house plans in minutes (2D color)

Set the size, floors, bedrooms and bathrooms, or describe the home, and get a 2D or 3D floor plan to start from. Download it as an image or a one-page PDF.

How the AI floor plan generator works

  1. Set up the home: pick the property type, the size in m² or ft², the number of floors, bedrooms and bathrooms, and extras like a garage or a home office. Or switch to Describe and write it in your own words.
  2. Pick the plan style (2D color, 2D black and white, technical, blueprint, hand-drawn or 3D isometric) and whether the rooms are furnished or empty. Below the style, you can also upload a sketch or a rough plan to start from.
  3. Generate. A Lite plan usually arrives in under a minute; Max can take up to about two minutes. Download it as an image or a one-page PDF, or open it in Floor Plan to 3D to see it as a furnished 3D view.

The tool turns your settings into a brief for the AI and asks for a clean plan with straight walls, an even wall thickness and every room labeled with its name and approximate area, in the language of the page you are on. It is told not to add dimension lines, scale bars or a total area, because those numbers would be guesses. When you upload a sketch, it keeps the sketch's layout, proportions and door and window positions, and uses your numbers for the labels. Check the plan before you share it: count the rooms, read the labels and look at the doors. If something is off, change a setting or add a line under Anything else, and generate again.

Floor plans by size and room count

  • Property: apartment, house, townhouse, studio or cabin / ADU.
  • Size: the total floor area. Switch between m² and ft²; the room areas on the plan use the same unit. In the US it starts in square feet, and the tool remembers your choice.
  • Floors: one, two or three. More than one floor is drawn side by side on one sheet, each floor titled, with the same outline and the stairs in the same place.
  • Bedrooms and bathrooms: tap − or + in the row. Zero bedrooms gives an open sleeping area, as in a studio.
  • Extras: open kitchen (no wall between the kitchen and the living room), balcony or terrace, garage, home office, laundry room and walk-in closet.
  • Anything else: one line for what the rows do not cover, like "kitchen facing the garden" or "en-suite in the main bedroom".
  • Examples: start from a 2-bed apartment, a 3-bed house with a garage, a studio or a 2-storey family home, then change what you need.

How to describe a floor plan

  • Size: give the total area and the unit, like "about 900 sq ft" or "about 85 m²".
  • Rooms: the number of bedrooms and bathrooms, plus anything else, like a home office, laundry, pantry or garage.
  • Connections: say what sits next to what, like "kitchen open to the dining area" or "primary bedroom away from the living room".
  • Shape: describe the footprint if it matters, like "long, narrow plot", "L-shaped" or "one floor, entrance on the short side".
  • Outdoor space: a balcony, a porch or a terrace, and which room it opens from.
  • Example: "2 bed, 2 bath apartment, about 900 sq ft, open kitchen and living room, balcony off the living room, laundry closet by the entrance".

Sketch to floor plan: clean up a hand drawing

A rough sketch is often the fastest way to show a layout. Upload a photo of one, and the generator redraws it as a clean floor plan in the plan style you pick. It reads the walls and rooms you drew, the room names you wrote and where the doors and windows are, and keeps that layout, its proportions and the door and window positions. Every room is labeled with its name and an approximate area, in the language of the page you are on.

BeforeAfter
  1. Draw the outline and the inside walls with a dark pen, with a ruler if you have one. The sketch does not need to be to scale, but keep the rooms roughly in proportion, because the plan follows the proportions you drew.
  2. Write the name of each room inside it, like "Kitchen" or "Bedroom 2", and mark the doors and windows clearly.
  3. Take a straight-on photo of the page in good light, or a screenshot of a sketch you drew on a screen. Upload it under the plan style, at "Upload a sketch or rough plan (optional)", as a JPEG, PNG or WebP image up to 10 MB.
  4. Set the rows or switch to Describe. With the rows, the sketch sets the layout and your numbers fill in the labels and anything the sketch leaves unclear; use Anything else for what neither shows, like "add a walk-in closet to the main bedroom". In Describe, write what the sketch does not show, or leave the text empty to get exactly the rooms you drew.

2D and 3D floor plan styles

  • 2D color: soft fill colors for each room, wood or tile floor textures, and furniture and fixtures drawn as simple symbols from above. Good for presentations and anything people will look at on a screen.
  • 2D black and white: crisp black walls on white, standard door swings and window symbols, and minimal furniture outlines. Good for printing and sketching over by hand.
  • Technical: thin black lines, solid walls and drafting-style lettering, with no color. Good for early talks with a designer or drafter.
  • Blueprint: white lines on a deep blue background, with hatched walls and drafting-style lettering.
  • Hand-drawn: an architect-style pen sketch on off-white paper, with handwritten labels. Good for an early idea that should not look final.
  • 3D isometric: the whole home as a dollhouse cutaway seen from above at an angle, drawn straight from your settings. Good for showing how the rooms connect.
  • Furnished or empty: every style can show furniture, or leave the rooms empty with only the kitchen and bathroom fittings.

Floor plans with approximate room sizes

Each room is labeled with its name and an approximate area, like "Bedroom 12 m²" or "Bedroom 130 ft²", in the unit you chose. These areas are the AI's estimates, not measurements: in our own test runs, the rooms added up to between about 80% and 100% of the size asked for. The plan has no dimension lines or scale bar, so do not measure from it.

Use the areas to compare layouts and to talk about how big the rooms should be. For a plan you can build from, an architect or drafter measures and draws it properly.

From 2D plan to a 3D view

A flat plan is hard to read for many people. To see a new home in 3D straight away, pick the 3D isometric style. To turn a plan you already have into 3D, open Floor Plan to 3D, pick the plan with "Choose from my creations", and choose a 3D isometric view of the whole home or a 3D top-down view. Describe the furnishing style if you like, such as "Scandinavian furniture, light wood floors". The 3D view is told to keep the plan's walls, rooms, doors and windows, and to furnish each room according to its label.

Who uses an AI floor plan generator

  • Homeowners planning a renovation or an extension: put an idea on paper before the first meeting with an architect.
  • People building or buying: compare layout ideas, like an open kitchen versus a separate one, side by side.
  • Designers and students: turn a quick sketch into a clean concept plan for a presentation.
  • Anyone explaining a space: show a contractor, a landlord or family how the rooms could fit together.

Free to start: Lite and Max

New accounts get free credits to start, and no card is needed. Current credit costs and plans are on the pricing page. You choose a quality level on every run. Lite is faster and uses fewer credits, which suits trying several layouts. Max gives sharper detail and cleaner lines and labels, which helps for the plan you will show someone. If a generation fails, its credits are refunded.

What the floor plan generator can't do

  • Make construction drawings: plans are concepts for ideas and early discussion. They are not for permits, building or quotes, and room sizes are approximate.
  • Guarantee the room count or sizes: check every plan against your settings. On plans with more than one floor, check that the stairs line up.
  • Export CAD files, yet: results are images and one-page PDFs, not DWG, DXF or editable files.
  • Draw more than three floors on one plan.
  • Read PDFs: upload sketches and plans as JPEG, PNG or WebP images up to 10 MB. Take a screenshot of a PDF page first.

Frequently asked questions

How do I set up the floor plan?

Pick the property type, size, floors, bedrooms, bathrooms and extras in the rows, or switch to Describe and write it, like "2 bed, 2 bath apartment, about 900 sq ft, open kitchen and living room, balcony". You can also upload a rough sketch to start from.

Can I use the plan for construction?

No. It is a concept plan for ideas and early discussion; room sizes are approximate. Work with an architect or drafter for building plans.

What styles of plan can I get?

2D color, 2D black and white, technical, blueprint, hand-drawn or 3D isometric, each furnished or empty.

Can I make a two-story floor plan?

Yes. Set Floors to 2 or 3. The floors are drawn side by side on one sheet, each titled, with the same outline and the stairs in the same place. The AI does not always line the stairs up, so check them.

Can I use square feet?

Yes. Switch the size between m² and ft². The room areas on the plan use the same unit, and the tool remembers your choice.

Can I download the plan as a PDF?

Yes. Under each plan, Download PDF saves it as a one-page PDF with the plan scaled to fit: Letter in the US, A4 elsewhere.

Can I upload a PDF floor plan?

Not directly. Upload a JPEG, PNG or WebP image up to 10 MB; a screenshot of the PDF page works.

Can I get an editable or CAD file?

Not yet. The plan is an image you can download, or save as a one-page PDF. Use it as a reference for a designer or drafter who works in CAD.

What language are the room labels in?

The language of the page you generate from, whichever language you write the description in. Each room also shows its approximate area.
