  • This is why we do what we do 🔑   This morning, we were delighted to hand over the keys to the Lebedjoka family at Barkingside Yard, our landmark affordable housing development in Barkingside, Ilford. It was great to be joined by Wes Streeting, MP for Ilford North and Tom Copley Mayor for Housing, to mark this special moment.   Vistry Group delivered Barkingside Yard in partnership with Peabody and Places for London, has transformed a former builder's yard into 98 high quality homes, 100% of which are allocated for social rent. This is housing that directly addresses London's housing crisis, providing thoughtfully designed and energy-efficient homes, including fully wheelchair accessible units and new community and green spaces. The development has also delivered improvements to the station and surrounding area, making it safer for local residents.   This development is a testament to what's possible when ambition, partnership, and community focus come together. Thank you to Greater London Authority, Peabody, Places for London, Redbridge Council, ECE Architecture and all the partners who brought this vision to life.

    We’re proud to have completed 30 new social rent homes at Marlowe Road, which will be handed over to London Borough of Waltham Forest Council. This marks a key step in the final phase of our decade‑long regeneration, which will deliver 589 modern, energy‑efficient homes, with 44% affordable.   This week we welcomed councillors and the Deputy Mayor for Housing to see the latest high‑quality homes, as well as the wider improvements already delivered - including a Co‑op and Post Office, over 1,100 sqm of commercial space, the Wood Street Library, a redesigned public plaza with fountains and play areas, extensive landscaping and new footpaths, and the Marlowe Road Energy Centre, providing cleaner, more efficient heating.   Kevin Delve, Managing Director for Vistry East London, said: “Reaching this latest milestone is a testament to what long-term partnerships and shared ambitions can deliver for the community.   • We’re pleased to share that Vistry has secured Reserved Matters approval from St Albans City & District Council and Dacorum Borough Council for the next phase of Beaumont Manor in Hemel Hempstead - Spencer’s Park East. This phase will deliver 324 new homes, including 114 affordable and 210 private sale homes, with construction starting in early 2026. Once complete, Beaumont Manor will provide 600 mixed‑tenure homes.   The scheme will also deliver:   -Landscaped open spaces and play areas -Serviced school land -A new café and retail space -16 hectares of Suitable Alternative Natural Greenspace (SANG), with new walking and cycling routes   Phase 1 - delivering 276 homes across affordable, build‑to‑rent, and private tenures - completes in mid‑2027. With rooftop PVs, EV charging and timber‑frame construction, Beaumont Manor is set to become a future‑ready, lower‑carbon community.   Verity Macey, Managing Director, Vistry Central Home Counties, said: “Securing Reserved Matters approval for Spencer’s Park East represents a significant step forward in the overall delivery of the 600 new homes and extensive community facilities planned for Beaumont Manor with Phase 1 progressing well.   • Proud to share that the final phase of the 911‑home Fresh Wharf regeneration in Barking has now topped out. This milestone marks major progress for the joint venture between Vistry and NOTTING HILL DEVELOPMENTS LIMITED, delivering 303 new homes, including 285 for social rent – a significant boost to affordable housing provision in the area. Fresh Wharf is transforming a 10‑acre riverside site along the River Roding. The first phase has already delivered 608 homes, new public spaces, a riverside plaza with cafés and shops, a nursery, and enhanced green routes. The final phase is set to fully complete in 2027. Kevin Delve, Managing Director of Vistry East London, said: “Topping out this final phase marks a major step in completing the transformation of Fresh Wharf into a thriving riverside neighbourhood. By delivering almost 300 affordable homes in this phase alone, we’re helping meet a clear local need while building on the success of the first phase.     This week, we were delighted to welcome representatives from East Sussex County Council and Rother District Councils to The Gateway - our growing community in Bexhill‑on‑Sea, where we’re delivering 1,001 new homes and pioneering low‑carbon living at scale. Our guests toured Vistry’s Community Heat Hub, the low‑carbon energy network that will supply heat and hot water to 800 new homes. Operational since February 2025, the system uses heat pumps and heat networks to meet the Future Homes Standard, cutting carbon emissions by up to 75–80%. With 504 homes already complete and 500 still to go, The Gateway is quickly taking shape as a vibrant mixed‑tenure neighbourhood with green spaces and strong links to local services. Brendan Evans, Managing Director at Vistry Kent, said: “The Community Hub at our Gateway development is a fantastic example of low‑carbon energy provision being delivered at scale, and today was a great opportunity to showcase how this will benefit residents."   • Vistry has secured a resolution to grant outline planning permission from West Northamptonshire Council for 361 new homes at the Northampton South Sustainable Urban Extension (NSSUE). These homes form the final phase of the NSSUE, adding to the 1,000 mixed tenure homes already under construction, along with a new local centre featuring shops and sports pitches. Delivered in partnership with Latimer by Clarion Housing Group through our Vistry Latimer joint venture, alongside Lagan Homes England, the development will also provide new local infrastructure and substantial areas of public open space. James Harkin Head of Vistry Strategic Land, said: “We are delighted to have secured this resolution to grant outline planning permission for 361 additional new homes in Collingtree, representing another significant step forward in delivering this important new neighbourhood in West Northamptonshire.     Proud to share that Vistry and joint-venture partner SNG (Sovereign Network Group) have confirmed an additional 187 affordable homes at King George Park, Lotmead, boosting the first phase’s affordable provision from 61 to 248 homes, supported by Homes England funding. This milestone strengthens our commitment to delivering much-needed, high-quality housing in Swindon as part of the up to 2,500-home King George Park development. Of the newly confirmed homes, 137 are shared ownership and 50 affordable rent, all meeting SNG’s sector-leading Homes and Place Standard. Vistry is also investing £60m in education, healthcare, transport, and community amenities, helping to create a sustainable and thriving new neighbourhood within Swindon’s New Eastern Villages. Supriya Ray, Managing Director for Vistry Cotswolds, said: “Delivering additional affordable homes for our partner SNG at the earliest phase of King George Park means that we will provide a range of housing choice to local people from the very beginning of this major development. There is an acute shortage of affordable homes in the area and increasing that offer on one of the most significant urban regeneration projects in the UK is great news.   • We’re pleased to announce a new partnership with Jigsaw Homes Group Ltd that will see 43 affordable homes delivered at our Linby Meadows development in Nottinghamshire. These homes form a key part of the wider 763‑home masterplan, where we’re creating a mixed‑tenure community. Since acquiring the land from Nottinghamshire County Council in March 2025, the project has unlocked £6 million of investment to support local services, from education and public transport to healthcare and highways. The scheme will also introduce new parks, sports facilities, wildlife corridors and safe pedestrian and cycle links, alongside a new primary school.   • Teams across our regions took part in Wear It Red to support our charity partner, Crisis. Colleagues embraced the theme with bright knitwear, bold accessories and plenty of Valentine’s Day spirit. From red jumpers to homemade treats, our sites and offices were full of colour, energy and generosity. Alongside dressing up, teams organised bake sales and mini fundraising events to help raise vital funds for Crisis and the work they do to end homelessness. Thank you to everyone who took part - a fantastic start to our partnership with Crisis.
