Real-estate agent Paul Gangi was days away from closing a sale of his listing in Shadow Ridge, a 440-unit townhouse and condo complex in Ventura County, Calif. That is when his phone rang. “I got a panicked call from the lender saying, ‘Sorry, we’ve just found out Shadow Ridge has been blacklisted,’” he said. The buyer tried several other options for getting a loan, without success, and the sale collapsed. Oh man!!   If you have been a signing agent long enough, you’ve had a “reader” or two.   Which is a borrower who reads EVERYTHING. No matter what you say, they still read 😫   And THAT’S OKAY!!   It’s their loan and more importantly, you are there to serve THEM!! A successful signing agent never forgets that!   And frankly “readers” rarely happens. But when they do, what gets me through it is remembering all the signings that took 30 minutes!!!   You’ll have quick signings and a handful of readers. That's just all part of the journey!   If a “reader” is going to make you late to another appt, simply ask the borrower if you can make a phone call to let your next signing know you will be a little behind.   If you are going to run 15-30 minutes late, explain the situation and see if they can reschedule for a later time that day (NEVER the next day!)   If they cannot, call whoever gave you the signing immediately and see if they can assign it to another notary.   Losing a signing in the short term is better than losing the client in the long term..   Never chase the money and remember your current signing is always your most important signing.   If you are patient with readers and always chase the relationship, drop a 💪🏼 in the comments below!

MYTH: All-cash home buyers don’t need title insurance.  FACT: Lenders typically require a title policy with a mortgage; therefore, a lender’s title policy is no longer needed. Homeowner’s title policies are necessary to provide the buyer protection against the risk of unknown title defects.    The risk of title defects that affect a mortgaged real estate purchase still affects all-cash deals.    Title insurance provides protection for a small one-time fee at closing. The mortgage industry has confused "customer experience" with "mortgage education." Customers don't want to understand your process. They want you to handle it. Invisibly. Quickly. Correctly.
