Interesting story about how AI is being used by some landlords to maximize profits and how some communities are responding. In the Los Angeles market, I do know that pricing for vacant units has changed in the last couple of years. Whereas a vacant unit might be listed at a set rate until it was leased or perhaps there was a decrease if it sat on the market too long -- what some apartment buildings are doing is adjusting the rate on a weekly basis or with even more frequency. Not sure if this is based on internal non-AI metrics related to occupancy rates and projected vacancies or if it is reflective of regional market data that is being analyzed by AI tools. I haven’t seen U.S. tourism this vulnerable since the early days of the pandemic. The U.S. is the ONLY country out of 184 economies seeing tourism decline in 2025. We're hemorrhaging $12.5 billion in international visitor spending this year. UK visitors down 15%. German arrivals dropped 28%. Canadian bookings down 20%. International tourism supported nearly 18 million American jobs in 2019 and generated $2.6 trillion for our economy last year. Now that foundation is cracking. Here's my advice to DMOs: 1. Domestic travel is still strong. Lean into that. Create experiences that make people want to come back and bring friends. 2. Double down on road trip-worthy content right now. Highlight scenic routes and itineraries that make you a travel hub. Americans are romanticizing road trips again, so create campaigns around "weekend wanderlust" that re-engage repeat visitors within a 3-5 hour drive. 3. Don't go it alone. Partner with nearby towns, state parks and adjacent DMOs to tell a broader story without blowing your budget. Bundle experiences like hotels + activities + local events + unique experiences into easy bookings that domestic travelers actually want. Tourism has always been about human connection. What our data reveals about the growth opportunity that variable pricing presents experience operators... Our latest pricing analysis across 13 major tourist destinations has uncovered fascinating patterns that confirm what many industry leaders have suspected: there's significant untapped potential in strategic pricing for tours and experiences. Key insight: Only 2-3% of experiences are implementing true dynamic pricing strategies, while the fastest-growing operators in our dataset show a clear correlation with price variability. While examining pricing behaviors across major markets including London, Paris, New York, and Barcelona, we found that 92% of experiences maintained fixed prices throughout our observation period. However, when we isolated the businesses showing the strongest year-over-year growth, we discovered they were 3.5x more likely to implement some form of price variability. The majority of the market uses straightforward pricing approaches: - 67% offer a single price point (with 94% of these having just one tour option) - 18% offer two different price points (often reflecting weekday vs weekend differences) - 14% offer three or more pricing tiers (typically for experiences with multiple tour grade options) What's particularly interesting is that the growth leaders aren't necessarily using complex algorithms - they're simply more responsive to market conditions through seasonal adjustments, day-of-week optimization, and strategic promotional periods. Consumers should be cautious about agentic AI travel booking,  but not for the reasons mentioned in Gabe Castro-Root’s New York Times piece. Gabe, you spoke with the OTAs building these tools. But you didn’t speak with the one group that actually determines whether agentic AI can work for travelers at all: hotels. And that’s the missing voice in this whole conversation. Here’s the reality most consumers don’t know: Agentic AI won’t just be about finding options and booking, it’ll be about making decisions and negotiating on your behalf. And none of that works unless the AI is connected to the hotel’s real-time data and commercial flexibility. Your agent will eventually ask the hotel things like: • “The traveler’s budget is $2,000. Can you work with that?” • “They’re landing early with a baby. Can you flex check-in?” • “Can you guarantee a quiet room, a crib, and late checkout?” OTAs can’t answer those questions. Scraped data can’t answer those questions. And most hospitality tech stacks, stitched together from multiple acquisitions, definitely can’t. Only the hotel can. And only if the hotel’s systems actually understand context and can act on it. That’s why infrastructure matters.
