Lodging Magazine just released its August 2026 issue with our Chief Development Officer, Phil Hugh, on the cover. There is a great interview with Phil regarding the continued growth plans for Sonesta International Hotels and how Sonesta is different from the legacy franchised brands. A must-read.

Most hotel acquisitions underperform not due to the product but because the commercial structure doesn’t align. If your boutique property isn't meeting expected earnings, ask: what is the true commercial ceiling, and what's blocking our path to it? At About Partners, we evaluate commercial health at acquisition through four key metrics: 1. ADR vs Comp Set: Is pricing aligned with market support? 2. OTA as % of Revenue: Over 55% signals a distribution dependency issue requiring a structured plan. 3. Repeat Guest Rate: Low repeat rates with strong reviews often indicate a direct booking failure. 4. Demand Seasonality: Leisure-driven demand typically results in weak midweek occupancy. These metrics provide clarity on an asset's current status and its potential. If you've acquired a boutique property and need an independent assessment, contact us to learn about our analysis approach. #BoutiqueHotels #HotelInvestment #AssetManagement #CommercialStrategy #IndependentHotels #AboutPartners

✅ Breaking news - the American Franchise Act has been approved by a key committee.   This important step moves us closer to protecting the hotel franchise business model and supporting the entrepreneurs, employees, and local communities that depend on it. Franchised hotels support more than 2.8 million jobs, account for nearly 60% of all U.S. hotels, and generate nearly $100 billion in annual economic impact.    We are grateful to Chairman Tim Walberg, Representatives Kevin Hern and Don Davis and members of the committee for recognizing the need to preserve and strengthen this important pathway to entrepreneurship.
