Happy Halloween from all of us at HappyCo! 🎃 None of the scariest things in multifamily are ghosts. They’re the unit that’s been vacant since July, the whiteboard someone erased, the service request that vanished, the one-star review that never goes away, and the week everything breaks at once. Swipe through and tell us: which one’s haunting your portfolio this year? 👻 #HappyCo #TeamHappyCo #PropTech #Multifamily #PropertyManagement #Halloween

We're SO excited to announce that Banner Technologies is now part of HappyCo! 💚🧡🎉 HappyCo runs inspections, maintenance and asset tracking across 5M+ apartment homes. Banner helps owners plan, budget and execute capital projects across their portfolios. Those have always lived in separate systems, even though every decision in one ripples through the other. Together, we're connecting maintenance, CapEx and procurement so owners and operators can: → Prioritize capital based on real property conditions and maintenance history. → Bid and buy work with better cost insight. → Run projects with tighter control over budgets, contracts and invoices. → Give operations, asset management, construction and finance the same view. For customers of both: we're continuing to support both products while connecting the two platforms and extending HappyCo's AI across Banner. 🙌 🔥 Capital planning, meets operational data. CapEx, built from the ground up. 📌 Read the full announcement → https://hubs.ly/Q04CL2wF0 #HappyCo #Banner #PropTech #Multifamily #Maintenance #CapEx #Acquisition

Capital decisions are the most expensive ones in multifamily. For too long they've been made without the operating data that should drive them. That's why Banner Technologies is now part of HappyCo! 💚🧡 Brad Hargreaves at Thesis Driven broke the story this morning. HappyCo sees what's breaking across 5M+ units: inspections, work orders, repeat repairs. Banner is where the fix gets planned and paid for. Now the two are connected, so the capital plan runs on what's actually happening inside the building. Customers of both keep what they have today, and gain more. Brad Hargreaves dug into the why and what's next with our Founder & CEO Jindou Lee and Banner's CEO Mark Murphy! 📌 Read the full convo → https://hubs.ly/Q04CM3YZ0 #HappyCo #PropTech #Multifamily #Banner #Acquisition #CapEx #AI
Scoop from Thesis Driven this morning: HappyCo has acquired Banner Technologies, the CapEx management platform used by more than 20 of the 50 largest apartment managers in the country. There's a lot of M&A interest out there right now. On the surface, it's contradictory: if AI makes software so much easier to build, why buy a company at all? HappyCo CEO Jindou Lee has an answer to this: he estimated that building Banner in-house would have taken 18 to 24 months. Maintenance software looks like "a bunch of tickets" on the surface, but the workflow nuances and permissions / governance take time to get right. And even with a perfect product, HappyCo still wouldn't have had the trust of owners who have run more than $10 billion in capital spending through Banner "People buy from who they trust," Lee said. Can't vibecode that. The logic of the combination is simple enough. HappyCo sells to property managers and onsite teams, and its work orders show what breaks and how often. Banner sells to the owners and asset managers who decide what gets renovated and pay for it. Put them together, and this year's pile of work orders can feed into next year's capital plan. It's also part of a much bigger pattern. RealPage bought Cherre this summer, EliseAI is building its own PMS, and operators are trying to cut their vendor lists. Lee was open that HappyCo plans to play the same bundling game RealPage and Yardi have played for years, with more acquisitions coming, though accounting is one thing he'd rather not touch. The risk, which Lee raised himself, is that bundling tends to make the individual products worse. He's watched property management systems buy great software, integrate it badly, and leave customers worse off. Kelley Brine of Rose Valley Management put it well when I interviewed her earlier this year: "The main thing we hired them for sometimes isn't as good as it was." Whether HappyCo avoids that outcome is the real test of this deal. Full story from James Kaminsky linked in comments.

👀 Tomorrow, the whole story. Stay tuned! 💚
For the past few weeks we’ve been talking about half the story. Here’s what we mean. Every property runs on three things: a plan, a budget and the work. For 15 years, HappyCo has helped teams with the work: inspections, work orders, turns, maintenance and inventory, across millions of units. The plan and the budget have always lived somewhere else. Different systems, different teams, different spreadsheets. By the time it all comes together, it’s already out of date. When those live apart, nobody sees the whole picture. Not the team on site, not the people managing the portfolio, and not the owner. We think that’s backwards. The plan, the budget and the work belong in one place, from a single property to the entire portfolio. That’s the future of operations. Tomorrow, we get to share how we’re making it happen. Stay tuned.

Most operators only learn the true state of their lease files at takeover or sale. SurfaceAI Founder & CEO Jason Wallis thinks that's far too long to wait. The moment something changes in the property management system, his team audits the lease. And that vigilance pays off: he says a healthy continuous program typically uncovers 6–7x its cost in revenue! 💰👏 In our latest on-demand webinar, Jason and HappyCo President Ben N. get into where that revenue hides and what continuous audits change for owners, fee managers, and residents. 📌 Watch it now → https://hubs.ly/Q04Cy0Vg0 👀 Heading to OPTECH? One multifamily community cut resident disputes from 11 in one year to 2 the next. ✂️ The walks didn’t change. The record did. Same walks. Standardized inspections. Standardized move-in and move-out inspections meant every move-out charge had a matching, dated photo to back it up. 📸 How does your program compare? Our Inspection Program Scorecard covers standardization, documentation, work orders, portfolio visibility, and CapEx planning, and gives you a score out of 10 with notes on where to focus first. Two minutes. Results in your inbox.👇 https://hubs.ly/Q04CwYmY0 #PropTech #Multifamily #PropertyManagement #PropertyInspections #MaintenanceOperations

An inspection finding that never becomes a work order is just a note. 📝 It's one of the most common places a unit turn stalls: the move-out inspection is complete, the issues are documented, and then the report sits while maintenance, vendors, and the office each wait on someone else. On November 10, Ben N., Kevin Davy, and Leslie Wernert walk through how to close that gap — turning findings into assigned, trackable work so the turn keeps moving. 🔄 📅 Tuesday, November 10 · 12pm PT / 3pm ET · Live Q&A 📌 https://hubs.ly/Q04Cq99v0 #Multifamily #PropertyManagement #PropTech #Inspections #Maintenance

Still not over this one. 💜 Yesterday we celebrated 1,000,000 messages from Happy Force technicians to residents this year. Today we’re looking at how we got here: 2023: 265,000 messages 2024: 487,000 messages 2025: 808,000 messages 2026: 1,000,000 and counting! 💬 So what does one message do? Sometimes a technician walks a resident through swapping the battery in a chirping smoke detector on a Friday, and the resident doesn’t spend a long weekend listening to it. When it can’t be fixed remotely, the technician asks what an on-site tech would ask, gets photos from the resident, and puts it all in the service request. So the team shows up with the right parts, on the first trip. ❇️ Now multiply that by a million. 🎉 Thank you again to every Happy Force technician behind the first million! #HappyForce #HappyCo #Multifamily #PropTech #PropertyManagement #MultifamilyMaintenance #MaintenanceTeam #Milestone

💬 1,000,000 messages to residents. Every single one sent by a real technician. As of today, the Happy Force team has reached out to residents ONE MILLION times! 🎉 🚫 No bots, no auto-replies, no scripts filling the gaps. As our CCO Keith J. Nelson puts it, hitting that scale in a single year is almost unheard of in this industry. But the number only matters because of what’s behind it: technicians showing up for every shift and treating every resident like they matter. For teams thinking about Happy Force, greg aydelotte, our Manager of Field Services, said it best: you’re not handing your residents to a call center. You’re handing them to technicians who think like your maintenance team. They solve what they can and set your team up to win. Your people get their nights back. Your residents get an answer from someone who knows the issue they’re dealing with. 🙌 Thank you to every Happy Force technician who made this milestone happen. 💜 #HappyCo #HappyForce #PropTech #Multifamily #PropertyManagement #MultifamilyMaintenance #MaintenanceTeam #Milestone
