In collaboration with Mill Creek Residential, we’re sharing the announcement that the newest Modera project has officially broken ground! Modera Allston will rise as a luxury six-story, 240-unit multifamily community and will be located in Lower Allston, MA neighborhood near the Charles River Reservation. The community provides prime access to Harvard’s Allston campus, which includes Harvard Business School and the new Harvard Enterprise Research Campus, plus new retail and MBTA connections. The property will offer studio, one-, two- and three-bedroom homes with select den layouts and private patios or balconies. Community amenities will include a rooftop deck, grilling area, resident clubhouse, speakeasy-inspired lounge with sports simulator, co-working spaces, private workstations and offices, landscaped courtyards, pet spa and a club-quality fitness studio with cardio equipment. We are thrilled to share that Meyer Davis's latest project with Ennismore and PMG Group has been announced: the first-ever Delano Hotels branded residences, rising 90 stories in Downtown Miami. Conceived as a vertical resort, the interiors are shaped as a sequence of immersive environments. Filtered light, sculptural circulation, and layered landscapes guide the journey upward, creating a calibrated shift in atmosphere from arrival to sky-level. Materiality and light define the experience, balancing energy and calm while framing Miami as both backdrop and destination. This landmark project extends the legacy of Delano Miami Beach into a new residential model rooted in hospitality, cultural relevance, and design integrity. A new supertall has entered the conversation. Delano Residences Miami 90 stories. 985 feet. One foot above the technical supertall threshold defined by Council on Tall Buildings and Urban Habitat. That detail is not trivial. It is positioning. Developed by Property Markets Group and Ennismore, designed by Carlos Ott in collaboration with CUBE 3, with interiors by Meyer Davis, this is not just another tower on Biscayne. It is the first-ever Delano branded residence. And it rises one block from Waldorf Astoria Hotel & Residences Miami. Let’s be direct. Downtown Miami is no longer debating height. It is competing on identity. Waldorf reads as stacked geometry. Delano reads as a continuous, reflective silhouette. One is modular. The other is sculpted. That contrast matters. Because in a skyline now defined by supertalls, differentiation is no longer about scale.
