We come at the same times every year, work through a checklist, fix what we can on the spot, and record what we found. On Seasonal and Complete you get a record that grows for as long as you own the house, and that you can hand to a buyer the day you sell. Three plans for homeowners below. Essentials

$549 a year +HST That works out at under $50 a month, paid once a year. Two visits, spring and fall. We test your smoke and carbon monoxide alarms and fit fresh batteries, change the furnace filter, open or drain the outdoor tap for the season, test the sump pump, and touch up caulking and weatherstrip. We bring up to $50 of those consumables per visit.

Seasonal

$2,200 a year +HST Two bigger visits, spring and fall. Everything in Essentials plus eavestroughs, windows and screens, roof and chimney checks, weather seals. All materials included, and a written report after every visit.

Complete

$3,200 first year +HST Renews at $2,800. Four visits, one every season, all materials included. A written report after every visit, a full home inspection by an independent, licensed inspector in your first year, and the printed Home Record binder.

We take Spring Cleaning seriously. Rather than a light dusting or a closet cleanout, we’re here to repair any outdoor issues that happened during the winter and prevent any issues caused by summer heat and humidity.

The season that all Canadians have been waiting for- Summer! And, all the outdoor maintenance and lawn care that comes with it. With construction season in full swing, it’s important to see if the shaking and digging has caused any secondary issues. A few of the most common are cracks in the foundation and debris in fresh water pipes, which can cause flooding.

The Home Record

The Home Record is the point of the whole plan. It is where everything we find and everything we do gets written down, so your house has a history instead of a pile of receipts in a drawer. It belongs to the home, not to us. When you sell, it goes with the house. The Home Record comes with Seasonal and Complete. Seasonal gets the digital record and a written report after every visit. Complete adds the printed binder. Essentials covers the visits themselves and does not include the Home Record.

  • Home profile. Year built, size, and the key systems with their ages and model numbers, plus photos showing where the water, gas and power shut-offs are.
  • Inspection and action plan. On Complete, the inspection report and a plan showing each finding and whether it has been dealt with.
  • Maintenance log. The checklist, date, technician and photos from every visit.
  • Work records. Every invoice with the scope of work, permits, materials used, product warranties and before and after photos.
  • Warranties and manuals. Appliance and product manuals and warranty cards.
  • Other work on the home. Room for other contractors’ invoices, appraisals, surveys, permits and receipts.
  • Year in review. One page each year: what was checked, what was fixed, and what is coming up.

Complete members get a printed binder as well as the digital record. Essentials and Seasonal members get the digital record.

The inspection, and why it is not ours

Complete includes a full home inspection in your first year, carried out by an independent, licensed home inspector. We aim to book it inside your first 60 days, so the seasonal visits can act on what it finds. We book it and we pay for it out of the plan. It is the same kind of inspection a buyer would order. We never tell the inspector what to look for or what to write. That is the whole value of it. A report from the company that wants to sell you the repairs is worth very little, to you or to a future buyer. Within five business days your project manager turns every finding into a line in your Home Record: what it is, how urgent it is, and what it would cost to fix. You are free to use anyone you like for that work. If you stay a member, the inspection is repeated every third year, so the record shows the home being looked after over time.

Add-ons, season by season

Members often want a few extras while we are already at the house. Each one is quoted before we do it.

  • Spring. Irrigation start-up, deck and fence cleaning, air conditioner cover removal and exterior check.
  • Summer. Deck and fence staining and sealing, driveway and patio power washing, interlock re-sanding.
  • Fall. Irrigation winterization, gutter guard installation, outdoor furniture and hose storage, air conditioner cover.
  • Winter. Holiday light installation and removal, whole-house caulking refresh, attic hatch and door weatherproofing.
  • Any time. Accessibility upgrades such as grab bars and rails, smart thermostat and doorbell installation, touch-up painting.

Questions we get asked

Four visits a year with all the materials included, plus a full home inspection that costs $400 to $700 on its own in Toronto, plus the printed binder.

It also covers the jobs most people either put off or pay someone separately to come out and do: eavestroughs cleared twice a year, the dryer vent cleaned, the deck and patio washed, the furnace and HVAC filters, the alarm batteries, the caulking inside and out. You never book any of it. We turn up when we said we would and it is already on the list.

Priced one at a time at our hourly rate, with a separate call-out for each, the visits alone would come to more than the plan.

The inspector is independent and licensed, and we never tell them what to look for or what to write. You get the report whether you hire us for the work or not.

Then the plan is about catching problems early. Most expensive repairs start as small ones nobody saw: a blocked eavestrough, a slow leak, a failing seal. The record still helps with insurance claims, warranty claims and any future renovation.

You can, and members go to the front of the queue when they do call. The plan is for the things that break because nobody looked.

The plan runs for its 12 months. You have bought the year of visits and we book every one of them with you; visits that go unused are not refunded. We write to you six weeks before renewal with your year in review, so you can decide then whether to carry on.

The terms, in plain words

  • Length. 12 months from the day you sign up.
  • Payment. Annual, up front.
  • The visits. You buy a full year of visits and we book every one of them with you. Visits that go unused are not refunded.
  • Renewal. The plan renews automatically at the price current at that time. We write to you six weeks before, with your year in review.
  • Price changes. Only at renewal, with at least 60 days’ notice.
  • Selling the home. The Home Record belongs to the home and goes with it. The rest of the plan can pass to the buyer at no charge.

What the plan does not cover

  • Repairs beyond the visit checklist. We quote these before we start and only do them once you say yes.
  • Specialist and licensed-trade work such as roof replacement, electrical and plumbing beyond visual checks, and HVAC servicing inside the equipment. We arrange these through licensed partners and quote them separately.
  • Emergency call-outs. The HandyForce is not an emergency service.
  • Pest control, mould remediation and hazardous materials.
  • The inspection report itself is the inspector’s work, under their terms. We are responsible for the action plan and for our own repairs, which carry our one-year guarantee.
