Sudhir Pai posted thisIn my previous message, I’d shared that a significant share of the success at MB is owed to our teams, our leadership members and to alumni; that said, there is a larger ecosystem that has also helped us to succeed. I’d like to devote this message to thank the Times Internet leadership and colleagues who helped us in our journey. First and foremost, a deep gratitude of thanks to Satyan Gajwani - for trusting me with an incredible degree of autonomy and abundant financial support for the business. I personally value the interactions I’ve had, in over a decade of close association, a lot. Thanks are also due to Gautam S. - for providing the right amount of guidance at all times - never too much, never too less and always insightful and useful. Thanks to Miten Sampat and Joy Basu for being close partners during the times we did significant corporate development work. Both of them have been straight shooters, with a no-nonsense approach, and it has been exceptional to work with them. Sudhir Pai posted thisAfter 15 years of being at the helm of Magicbricks, I’ll be stepping down next week. 15 years at MB feels like a lifetime. Indeed, MB has been my life’s work so far. There’s so much that the team at MB has achieved over the last 15 years. When we started, the proximate goals were to scale and build the company into the No 1 position as we were acutely aware of how the dynamics of 2-sided marketplaces disproportionately reward the market leading player. We not only won but have also grown the leadership position over the past decade despite some of the most disruptive competition within the industry. I couldnt be prouder of the teams at MB that managed this outcome. Besides winning leadership, I feel proud of the culture of innovation that we built at MB. The Product/Tech teams have innovated multiple products and institutionalised processes which have become industry practices. Our Sales teams pioneered GTMs practices; they've educated clients & built trust/relationships - I’m really proud that we have several thousand clients who have 5-15 years of unbroken relationship with us. Our marketing teams have also led from the front with some clutter breaking ad campaigns and disruptive media ideas & partnerships. The company is in excellent hands and the platform has genuine organic strength hosting over a million listings, traffic in the tens of millions of users, several million enquiries every month and a full stack play through Home Loans, Interiors and Site Visits. All of this driven by over 1500 staff and with multiple years of profitable growth in an industry notorious for burning capital. 15 years of non-stop hustle is difficult to compress in a couple of paragraphs so I do hope to write a few posts on this soon. At this time, I’d like to express my deepest gratitude to people and teams at MB - current and past. All of what we’ve achieved would not have been possible but for the grit, passion, ownership and commitment of a phenomenal set of people who have made MB what it is today. I’m also deeply grateful to our customers, our partners, and to people across our extended ecosystem without whom none of this would have been possible. Thank you and I couldnt be more grateful for the wonderful ride that the last 15 years has provided. What’s next for me? I’ve been fascinated with how to create an even bigger impact by leveraging AI. We are at an inflection point where AI will create altogether new possibilities by solving things that couldnt have been solved in existing paradigms. More on this in a later post. As they say, one door closes for another to open. I'm looking forward to the other side. Onwards & upwards! Sudhir Pai shared thisDelighted to share with you our new thematic films. The campaign is built on an underlying insight that people change addresses (or buy/rent a home) in order to improve their circumstances. Thus, “Pata Badlo, Life Badlo” is a call for action to improve one’s life by moving to a better address. Hope you like the film :) While this is the main brand film, there’s a whole series of other supporting films, links for which which I’m sharing below. Sudhir Pai posted thisFirst generation sets up the foundation. 2nd Generation builds on this and creates a fortune. 3rd Generation destroys this and 4th Generation starts afresh. Cycle of life. 1st generation were entrepreneurs. 2nd were builders. 3rd are entitled inheritors who (maybe out of ignorance) forget what led to the greatness. I find this analogy useful when looking at our cities. One set of people, maybe decades or centuries ago, have laid the foundation/infrastructure for the city to grow, another set of people over time have nurtured and grown the cities, and now that we have highly populated/developed cities, looks like we are (with many notable exceptions) unwittingly allowing decay to creep in. We need our cities to be rejuvenated, to make them more liveable, to make them happier for its citizens. #MyCityMyLife.

Micron Technology India CEO Anand Ramamoorthy sent me a divali box. When you open the Micron gift box, this disclosure is clearly there and is unmissable. This is a very good practice. It communicates the governance rules, it builds trust amongst stakeholders and communicates clearly to the employees. Let me explain with a true story: In a company i led, we had a rule that we could accept a non cash gift of 75 USD. I argued against the policy but since it was a global policy, we had to follow it. A purchase manager in the factory photocopied the policy and sent it to all the vendor partners saying " I am allowed 75 USD, please do the needful" !!!!! Governance needs constant communication. shiv www.shivshivakumar.com

According to founder Deepinder Goyal, investors were not willing to provide fresh funding at the time, leaving the company looking for ways to survive the crisis. Zomato then turned to its employees. Goyal said more than 80% of employees voluntarily accepted salary cuts, while some even gave up their entire salaries to support the company during the difficult period. This employee support helped Zomato navigate one of the toughest phases in its journey and continue operating until the business recovered. The company's later IPO and growth also created significant value for employees who held shares. Goyal has said some employees who stood by the company during the crisis eventually saw returns of up to 30 times on their holdings. #DeepinderGoyal #ESOP #Employees #Zomato #Valuation #IPO #Startupro

Sudhir Pai liked thisSudhir Pai liked thisAfter teaching for a few years, I’ve reached an uncomfortable conclusion. In most classrooms, there are roughly three groups. The first third doesn’t want to be there. They’re attending because someone else wants them to. The second third wants to be there, but doesn’t have the foundation to understand what’s being discussed. And then there’s the third third. They want to be there. They have the foundation. They’re curious. They understand, question, challenge and build on the conversation. And I’ve often wondered ‘Who should I teach to?’ Or maybe the job of a teacher isn’t to teach to any particular third. It is to get as many people as possible into the third third. I’ve experienced a similar phenomenon and dilemma at the workplace too.

Sudhir Pai liked thisSudhir Pai liked thisI am officially unretiring and excited to announce the launch of First and Fast Capital - an India-focused micro VC fund. I figured that if I felt something was broken, I could either keep complaining or do something to fix it. In my angel investing journey over the last 2-3 years, one thing was clear. The Indian startup ecosystem does not lack capital. It lacks conviction. At speed. An early stage founder seldom needs a 100 cr cheque, they need their first backer. Instead, they die by a thousand small cuts with every rejection from friends, family and angel investors. VCs? Even the rejection doesn't come. No closure. Just closed doors. To solve this, I am building First and Fast Capital, a SEBI-registered CAT-1 AIF Venture Capital Fund. The goal is simple - invest in passionate founders solving real Indian problems. Founders with a reason to persist through the hard times - because perseverance is a virtue money can't buy. Two companies that I think are prime examples - Shoonya Recycling and Elfina Health. Tanvi Agrawal is a customer-obsessed founder solving a pain point she's personally lived. The ever-exploding, yet sub-optimally served mental health space. Aishwarya Chaturvedi and Ankit Agarwal brought together decades of industry experience to solve for a national-scale problem of critical minerals extraction with execution and capital efficiency I haven't seen often. Mostly pre-seed, but some exceptional seed-stage investments. The goal is to be your first backers, and strive to make fast decisions - so founders can focus on building vs. raising. I believe the strength of conviction beats the depth of capital - and it is time to put that thesis to the test.

**Mapsko Group: Delivering Strong Returns in Delhi-NCR Real Estate Amid Steady Growth** As we step into 2026, the Delhi-NCR real estate market continues to reward investors who bet on quality developers with strategic locations. Mapsko Group stands out as a reliable name with over two decades of experience, known for premium plotted developments that combine modern amenities, green living, and high appreciation potential in Gurgaon and Sonipat. Mapsko ASPR Hills – Sector 78, Gurgaon** Launched in January 2023, this 8-acre gated plotted community offers plots from 104 to 179 sq. yds., with excellent connectivity via Dwarka Expressway and NH-8. Possession is targeted for late 2027, but development is progressing rapidly. Since launch, the project has seen remarkable value growth. Launch prices started around ₹1.04–1.5 Cr for smaller plots; current resale values in early 2026 are in the ₹2–2.5 Cr range for comparable sizes. This translates to approximately **80–100% ROI** over roughly three years (roughly 25–30% annualized appreciation), driven by Gurgaon's infrastructure boom and sustained demand in prime sectors. **Mapsko ASPR Greenz – Sector 35, Sonipat** Launched in February 2023, this larger 24-acre township features eco-focused plots with community facilities, gyms, and open spaces—ideal for families and long-term investors. Possession expected by December 2027. The appreciation story here is even stronger: Launch rates were around ₹38,000 per sq. yd., with resales in 2025–2026 reaching approximately ₹75,000–85,000 per sq. yd. That equates to nearly **100% ROI** (close to doubling) in under three years, reflecting Sonipat's rising profile as a high-growth satellite city with strong connectivity to Delhi. These returns highlight Mapsko's ability to select locations that benefit from regional development and deliver above-average capital gains. **Upcoming: Mapsko Gardenia – Sector 26A, Sonipat (near Murthal)** The group’s latest offering, Gardenia (launched late 2023), is an exciting plotted development in the heart of Sonipat, just minutes from Murthal and GT Road. With thoughtful amenities like open gyms, kids’ play areas, and lush green spaces, it’s part of a larger integrated estate and positioned for similar strong performance as Sonipat’s infrastructure and demand continue to accelerate. Adding to the group’s diversified legacy, Mapsko operates under a broader family business umbrella that includes **Discovery Wines**—a prominent Haryana-based retail chain specializing in premium spirits (whisky, vodka, rum, beer, and more). This diversification into lifestyle and trading sectors underscores the entrepreneurial vision that has powered Mapsko’s real estate success What are your thoughts on NCR’s plotted segment in 2026? Have you invested in Mapsko or similar developments? Let’s connect and discuss! #RealEstateInvestment #DelhiNCR #GurgaonRealEstate #SonipatProperties #MapskoGroup #PropertyROI

Reading today's headlines together, one pattern stands out: real estate and infrastructure are rarely separate stories. Delhi-NCR home prices up 12%, new rail links between smaller cities, a major airport terminal being redeveloped, rooftop solar scaling up. Value tends to follow what a place can connect, power and move. Worth a look at today's Prop News Time top 10 !

According to the leading independent global property consultancy, For Residential sales across India, optimism has inched up due to rate cuts, subvention schemes & other offers to support affordability. Demand is anchored by high ticket size segments; mid to low ticket size segment looks stable compared to the previous quarter. Markets such as Hyderabad, Bengaluru & NCR continue to drive this price momentum, posting YoY increase of 13% - 19% in Q3 2025 compared to the same period last year. 🌆 When the Home Buyers across the country are exhibiting immense interest to pour-in their life time savings to buy a comfort place for themselves, Builders ( Project teams specifically) are still following the conventional practices of construction & processes with very less tech involved, alongside Close to NO SPEND on Quality Monitoring. This directly indicates their shaken commitment in delivering quality homes. 🏠 🏙️ As Buyers are now more aware of Rera laws & also about construction standards it is now the time for all the Builders big or small, to adapt to quality monitoring practices to deliver only Quality Homes. Companies like PropChk is disrupting in this sector & already helping Builders in every major city in monitoring quality with cutting edge tech & processes. If you are a Builder Intending to monitor quality of your ongoing or upcoming projects, i'd love to have a chat. 😊 🤝 #ConstructionQuality #HomeInspection #RealEstate #Propchk #PropertyInspection

*Office Demand Rising on Golf Course Extension Road, Gurgaon* Having been actively involved in commercial strata sales, office leasing, and retail space transactions, I have closely observed a significant shift in occupier preference post-COVID. Over the last few years, particularly after the pandemic, Golf Course Extension Road has emerged as one of the most promising commercial corridors in Gurgaon. What was once largely perceived as a premium residential belt is now steadily transforming into a strong office and mixed-use destination. Reasons Behind the Rising Demand: 1) Strategic Connectivity: Excellent access to Golf Course Road, Sohna Road, and NH-48 has significantly improved commute efficiency. Infrastructure upgrades and smoother traffic movement have enhanced its commercial viability. 2) Strong Premium Residential Catchment: High-end residential developments in and around the micro-market have created a strong executive housing base. Decision-makers today prefer locations closer to their residence, and this corridor offers that convenience. 3) Competitive Rentals with Grade A Infrastructure: Compared to established hubs like Cyber City and core Golf Course Road, rentals here remain relatively competitive. Occupiers can secure modern Grade A spaces at optimized costs — a crucial factor for mid-sized corporates, startups, and GCCs. 4) Availability of Larger Floor Plates with Amenities: New developments are offering efficient layouts, larger contiguous floor plates, ample parking, and integrated retail/F&B — aligning well with post-COVID workspace requirements. IT / ITES companies, Consulting & advisory firms, Boutique financial services, Healthcare & wellness operators, Flexible workspace operators - These occupiers are seeking flexibility, efficiency, and long-term scalability — all of which this micro-market is beginning to deliver. As corporate India continues to expand and Gurgaon's commercial ecosystem matures, Golf Course Extension Road is steadily positioning itself as a strong alternative to traditional CBDs. ✔ For investors — it presents an early-to-mid growth opportunity. ✔ For occupiers — it offers flexibility, quality infrastructure, and cost efficiency. The transformation may be gradual — but it is clearly visible on the ground. #landmarkgoc #landmarkone #commercial #officespace #realestate #demand #growthcorridor #investmentopportunity

Kolkata’s premium housing market is moving with a quiet but unmistakable confidence. Over the past three years, demand for larger homes has risen sharply — 3 BHK sales up 226% and 4 BHK sales up 160% — reflecting how families are seeking more space, comfort and dignity in the way they live. Prices in the ₹1.5 crore to ₹5 crore range have appreciated by 20% since 2022, with a steady 4% rise in the last year, yet the city still holds a weighted average of ₹14,200 per Sq. Ft., making it one of the most value-balanced metros in India. With 34 ongoing premium projects, including 10 new launches and 3,873 marketable units, most of the supply continues to be anchored in South Kolkata (54%) and East Kolkata (25%). Monthly absorption has climbed from 75 to 208 units between H1-2024 and H1-2025, bringing inventory down from 20 months to nearly 13 months. For many families, this shift isn’t about buying bigger — it’s about buying better, choosing spaces that support their daily ease and long-term peace. https://lnkd.in/gzZQYSmu #KolkataPremiumRealEstate #KolkataLuxuryHomes #PremiumHousingMarket #KolkataPropertyTrends #3BHKDemand #4BHKDemand #KolkataPriceAppreciation #SouthKolkataRealEstate #EastKolkataRealEstate #LuxuryApartmentsKolkata #PremiumProjectsKolkata #RealEstateAbsorption #HousingInventoryTrends #KolkataMarketUpdate #PremiumHomebuyers

Pune’s next big redevelopment opportunity may not be new land. It may be the city we already have. Maharashtra’s new cooperative housing society redevelopment rules bring greater transparency into the process — including 51% member approval, participation at key stages, multiple developer tenders and tighter documentation. For Pune, this matters. A significant share of building permissions in the city is already linked to redevelopment. After Two decades in real estate, I believe Pune is entering a phase where redevelopment will become as important as greenfield development. But redevelopment is not simply about replacing an old building with a taller one. It is about balancing: Society expectations + developer viability + legal clarity + execution discipline. This is where I believe the industry needs to mature. Societies should not select a developer only because the financial offer is the highest. They should look at: • Financial strength • Track record • Quality of construction • Realistic timelines • Transparency • Ability to manage the entire process Developers, on the other hand, need to recognise that redevelopment is fundamentally a trust business. My experience has taught me that projects succeed when trust is built before the agreement is signed. And for Pune, there is a much larger opportunity here. We don’t always need to expand outward to create better housing. We can rebuild the Pune we already have. But the next generation of redevelopment will have to be more professional, transparent and execution-led. That, in my view, is where a significant part of Pune’s next real-estate story will be written. #PuneRealEstate #Redevelopment #PuneProperty #UrbanDevelopment #RealEstateIndia

GCCs, flex to drive office leasing to 85-90 million sq ft in FY27. India's office market anticipates strong growth in FY27. Gross leasing is projected to increase by 12% to 14%. Global capability centers and flexible workspaces are driving demand. Supply additions remain disciplined. Rentals are expected to see moderate growth. This indicates a steady, quality-led expansion for the sector Credits - @ETRealty #commercialrealestate #officespace #coworkingspace #managedofficespace #coworkingcommunity #servicedoffices #coworkingoffice #flexibleworkspace #sharedoffice #indianworkspaceassociation https://lnkd.in/grwcHb8h

In India’s retail real estate market, especially across Tier-II and Tier-III cities, the focus on headline rentals and quick lease closures is understandable. But if there’s one trend industry leaders consistently highlight, it’s this: 𝗦𝘁𝗿𝗼𝗻𝗴 𝗹𝗼𝗻𝗴-𝘁𝗲𝗿𝗺 𝘁𝗲𝗻𝗮𝗻𝘁 𝗿𝗲𝘁𝗲𝗻𝘁𝗶𝗼𝗻 𝗯𝗲𝗮𝘁𝘀 𝘀𝗵𝗼𝗿𝘁-𝘁𝗲𝗿𝗺 𝗿𝗲𝘃𝗲𝗻𝘂𝗲 𝗲𝘃𝗲𝗿𝘆 𝘁𝗶𝗺𝗲. From my experience working closely with developers and retail assets, I’ve consistently seen that malls and high streets prioritising tenant longevity outperform those chasing transient high rents. Here’s why: First, stability builds ecosystem confidence. Brands stay when footfall is predictable and revenue share terms reflect realistic business cycles. A long-term national or regional tenant with healthy sales signals performance to others and that attracts more leasing interest. On the other hand, frequent tenant churn creates dead zones, reduces shopper engagement, and signals instability. Second, lease renewals reduce cost and risk. Leasing vacancies, refurbishments, and marketing costs for repositioning empty units are expensive. Retained tenants minimise these drain points and improve net operating income over time. Third, strong tenant relationships enable commercial flexibility, revenue share models, step rents, and performance-linked terms, that help both malls and brands grow together through early ramp-up periods. In practice, several well-managed retail assets in evolving Indian cities choose stable occupancy with slightly moderated rentals over speculative high rents. The result? Better customer experience, improved sales per sq. ft., and higher long-term asset value. Takeaway: In retail real estate, consistency builds credibility, and long-term partnerships drive sustainable revenue far more reliably than short-term wins.
