Will agencies become irrelevant as AI takes over? What’s the one skill every business owner must have? How do you find your niche as a founder or agency owner? How do you know if an agency is actually good before you hire them? Max Forbang and I get into all of this on the next episode of the School of Business Podcast. (Which I’m probably editing as we speak. 😊) Connect with me so you don’t miss it!

Most agency owners built something real by being relentless operators. The thing that builds the first $10K-$30K a month is usually the owner's own competence and work ethic.  They outwork everyone. They do everything. They keep clients happy personally. That approach has a ceiling. Getting past it requires a shift in how you see your role.  Less "best person at the work" and more "builder of the system that does the work."

Web developers, designers, and fellow agency owners—I have a rant. 🫏 Don’t be a jackass. 🫏 Everyone has had clients come and go. How you treat clients on the way out can matter as much as you treat them on the way in. 🚫 Don’t hold domain names hostage. 🚫 Don’t claim to “own” a client’s website and resist when they build a new one. 🚫 Don’t ghost customers when they’re moving in a new direction with a new vendor. Be a help. Be a professional. Why? Because: 🪃 Clients do come back. 😰 Clients will remember how you behave or treat them. There are countless developers, designers, and agencies out there and we have all been undermined by the “last guy who worked with them.” This week alone, we are: 👎 Seeing a multi-year customer migrate their last site and services away from us. 🤷‍♂️ Collaborating with a recently acquired client’s new leadership to transition website and marketing to their new agency. 🚧 Helping a new client build a new website while the previous provider actively roadblocks and ghosts the client. Bottom line? We’re helping the departing clients as much as humanly possible. Making the process smooth and as trouble free as possible. Why? Because clients really do come back. People change companies, get promoted, and remember those who were ➡️ helpful ⬅️ along the way. 🫵 Don’t be a jackass. 🫵

I ran the same client tasks through Gemini 3.1 Pro and Claude Opus 4.6 this week. Same prompts. Same deliverables. Real agency work. One rewrote a 3,000-word blog in 4 minutes flat. The other caught a schema markup error I missed for 2 weeks. Here's what I learned running both AI models side by side from my desk managing a 10-person agency: The winner depends on ONE thing most people overlook. Swipe through to see the full breakdown. (Save this for the next time someone asks "which AI should I use?")

I was warned that the real‑estate niche was a dead‑end.  So, why does it now make up most of my agency's portfolio? I never targeted real‑estate clients. My early gigs were all‑white‑label SEO, ads, and website builds for CPAs, lawyers, chiros, dentists, etc. Every coach, guru, and “expert” I paid for warned me that real‑estate is too finicky and too regulated (later i found out it is because RE agents saw through a lot of their BS sales tactics). Being wet‑behind‑the‑ears, I believed them. I bought their courses, followed their playbooks, and steered clear of property‑related work.  Today, my portfolio is now mainly brokers, multifamily developers, and new‑builder specialists. I’m helping them dominate local search, fill lease‑ups, and get cited in AI tools like ChatGPT.  Why I trusted my gut and turned the tide: 1. Community‑first mindset I've told the story before about starting a free art and music crawl in my town to support local musicians (bragging rights John Stewart played last year) and businesses. So, when I partner with people who are passionate about building up a neighborhood, I feel I’m contributing to something bigger than a transaction. The work becomes about improving a community, not just selling a unit. 2. I saw a never‑ending content engine New projects give us floor‑plans, photos, videos, amenity tours, and happy‑buyer testimonials. That media fuels social posts, newsletters, blog articles, hyper‑local landing pages, and Google Business Profile updates. It creates a constant feed of authenticity and authority that feeds both human visitors and AI‑driven answers.  3. The research doesn't lie... Topical authority wins – By systematically covering every neighborhood in a city (hub‑and‑spoke guides, comparison articles, and school‑district pages) we become the definitive local expert. Google’s algorithm now rewards that “neighborhood authority” with higher rankings and AI citations.  AI is looking for us – Buyers are already asking ChatGPT questions like “Which apartments in Austin have pet‑friendly gyms?” When our optimized pages include clear takeaways, FAQs, and structured data, the AI can pull our listings directly into its answers. The numbers back it up as  96 % of home‑buyers start their search online, and organic search delivers the highest conversion rates compared to paid ads. (data from National Association of REALTORS®) Bottom line: Real estate is an incredible industry. I love seeing sustainable focus from people like Jason DeLorenzo Connecting with people in my area like Amanda Sokol (and jealous she is also in Florida because NJ is freezing). And, of course, surfing with Tyler Kalian.

Most people don’t have a content problem. They have a system problem. Posting randomly, hoping something lands, burning time and energy, then wondering why nothing converts. That’s exactly why I built Content Creation Machine. It shows you how to turn content into a repeatable process, not a daily guessing game. You’ll learn how to plan once, create with purpose, and turn a single idea into multiple pieces of content that actually get seen. If content feels heavy, inconsistent, or pointless right now, this will change how you approach it completely. 👉 https://lnkd.in/dcVRC9Rw

You invested in professional branding. Your website reads well, and your capability statement sounds polished. But remove your logo and place your messaging beside your competitors. Something uncomfortable happens. "Innovative solutions." "Client-focused approach." "Committed to excellence." None of it is incorrect. It's just interchangeable. When multiple businesses describe themselves in the same terms, prospects struggle to remember who said what. And when recall weakens, comparison increases. When comparison increases, pricing and convenience start to outweigh perceived difference. Category language confirms you belong in the industry. It rarely explains why you're the preferred choice within it. Does your messaging sound like your business, or your industry? #DesignStudioPerth #LeadWithDistinction #BrandStrategy #BrandPositioning #BrandMessaging

Most freelancers pitch too soon. And that’s why they struggle to land clients. Today, our students close $5K+ projects in a single pitch. Not because we’re the best marketers… (though we kinda are 🤪) …but because our portfolio sells before we speak. This is the story of “Portfolio to Proof.” (and it only has 3 steps, we promise 😌) 1. We stopped selling skills. Clients don’t buy skills — they buy confidence. So we built a Signature Framework — our own “Growth System.” Every phase has a purpose, not just deliverables. 🔹Week 1–3: Market Research → “Customer, competitor and trend analysis” 🔸Week 4–8: Authority Amplification → “Boosting views and commnets .” 🔹Week 9–12: Conversion Optimization → “Getting leads.” Once you show structure, you stop sounding like a freelancer — and start sounding like a strategist. —————— 2. We turned case studies into sales letters. Not “what we did,” but “what changed.” We wrote stories like: “This client was drowning in content chaos. We applied The 90-Day Growth System. 287% more leads. 43% drop in cost per customer. 10 weeks flat.” Proof beats promises. Every. Single. Time. —————— 3. We stopped overpromising and started mapping outcomes. Clients love clarity. So we built a Results Roadmap — 30/60/90-day milestones, targets, and what we need from them. It looked like this: ☑️ “Expect a 15–25% engagement lift by week 4.” ☑️ “Here’s how fast we’ll deliver — and how fast we need your response.” When clients see we’ve planned their success, trust skyrockets. Make no mistake… Clients don’t hire us for posting. They hire us for profit. Remember— Your portfolio isn’t a gallery. It’s a guarantee they won’t regret choosing you.
