Starting the Spring 2026 season on the French Riviera, luxury developer Caudwell has unveiled a serene new four-bedroom show apartment at Le Provençal at the gateway to Cap d’Antibes, the interior design inspired by the timeless natural beauty of the Mediterranean coastline and the luxurious and indulgent health spa amenities on offer at the former landmark hotel, now transformed into a new £300 million plus (GDV) luxury residential address.
The €7.5 million Euros ($8.81m US Dollars) wellness themed show apartment is the first in a series of new interior designed residences that Caudwell are scheduled to unveil at Le Provençal during the 2026 season on the Riviera, this year marking the 100th anniversary of the founding of the iconic former hotel which was originally built in 1926.
Conceived as a peaceful retreat from busy everyday life, with themes of serenity, relaxation and calm created by carefully curated materials and a soft, soothing colour palette, the new show apartment draws inspiration from the health spa at Le Provençal.
The beautifully interior designed and dressed apartment provides 2,328 sq.ft. (216.34 sq.m.) of flowing lateral living space and 228 sq.ft. (21.18 sq.m.) of private external terracing.
Fronting onto Avenue Notre Dame and Boulevard Edouard Baudoin at the gateway to Cap d’Antibes, Le Provençal overlooks the Mediterranean and was originally the Hôtel Provençal, built in 1926-27 by architect Lucien Stable for American millionaire Frank Jay Gould.
Between the 1920s and 1970s the former hotel played a key role in the story of the Riviera as a destination for the rich and famous seeking salubrity in the sun on the shores of the Mediterranean Sea – it is, after all, where Coco Chanel invented her iconic beach pyjamas, so women could both relax in style on the sand and take long walks in comfort. Fitness participants such as Marilyn Monroe, Coco Chanel, the Duke of Windsor, Jackie Kennedy, Charlie Chapin and Douglas Fairbanks all stayed at Le Provençal when it was a hotel and enjoyed a range of wellness activities including swimming and tennis.
Recently completed and offering homes available for immediate occupation, Le Provençal now provides 35 residences with contemporary interiors and a luxury specification, including lateral apartments, penthouses and villas, all with secure garaging. The adjacent five-star Hôtel Belles Rives manages Le Provençal, providing residents with concierge, lifestyle services, valet parking and the benefit of privileged reservation at the diverse facilities on offer at Hôtel Belles Rives, including a one-star Michelin restaurant, cocktail bar, private beach club, jewel-box spa and bespoke beauty treatments.
Le Provençal’s public areas and apartment specification are a collaboration between Caudwell and Parisian design studio Affine Design, with features including Art Deco styled public areas, cinema, restaurant, children’s playroom, retail boutiques and six acres of landscaped gardens with a 30-metre outdoor swimming pool.
Situated on the fifth floor of Le Provençal the new show apartment spans the entire depth of the building with the south-facing façade providing a large double reception room and dining space opening onto a balcony, offering views over the landscaped gardens and pool of Le Provençal and the Bay of Golfe-Juan and Mediterranean Sea beyond. The apartment’s north façade offers views of the Alps, with two of the four generously sized bedrooms opening onto private balconies.
The interior design of the show apartment underlines the theme of holistic wellness provided by the amenities at the new residential address. The light-flooded living spaces also evoke the tranquillity and timeless appeal found in the region’s coastline and harbours, pine forests and lavender fields and in the picturesque, winding streets of the historic town of Antibes.
Beautifully dressed living spaces feature a palette of serene creams, whites and greiges, with soft blues echoing breathtaking vistas of sky and sea framed in the windows, where pale sheer voile drapes flutter gently in the breeze. With pale stone flooring underfoot and gently lit coffered ceilings above, a handcrafted furniture collection grounds the spaces, with bespoke joinery, warm timber accents, smooth marbles, subtly patterned textiles and flashes of glass and metal, which recall the azure waters glinting in the sun.
Furniture pieces and accessories have been carefully curated for both practicality and beauty, creating an effortlessly luxurious, contemporary retreat. With a focus on the organic, nature is celebrated, in roughly hewn marble, reeded woods and soft wools. While the scheme flows gently and seamlessly from one room to the next, texture and pattern are quietly introduced in upholstery, handwoven rugs, geometric-fabric cushions and locally made artworks.
The entrance hall opens onto the spectacular south-facing double reception room, dressed as two lounge areas and a dining area that can seat eight people. French doors open onto the balcony, which has an outdoor seating area. During warm weather the French doors can be opened to allow fresh cooling air and sunlight to cascade into the living space.
The contemporary open-plan kitchen forms a feature to one side of the living space and has light finish timber cabinetry, with stone countertops and central island with breakfast bar clad in marble. Luxurious finishes are complemented with high specification, including integrated Miele kitchen appliances such as oven, combination microwave, fridge/freezer and dishwasher.
Providing privacy, an inner hallway leads to the principal bedroom suite, with French doors opening onto an outside terrace and an opulent Art Deco-inspired marble bathroom with elliptical freestanding bathtub, custom-designed vanity unit and brushed-brass wall lights, complete with a walk-in dressing room.
A further hallway leads to the second and third bedrooms, which share a luxurious marble-clad bathroom. There is a further WC located off the bedroom hallway, with one bedroom having a separate walk-in dressing room and the other opening onto a terrace. The fourth bedroom has an ensuite bathroom and could be used as a study.
Future residents of the new show apartment will be able to enjoy a new era of wellbeing at Le Provençal, its new health spa a temple of wellness. The 2,755 sq.ft. (256 sq.m.) of wellness facilities include the spa, gymnasium and yoga room. Designed as a sanctuary for fitness and relaxation the spa has a semi-circular tinted mosaic spa pool with a feature waterfall and curved walls displaying an Art Deco-inspired fresco, painted by artisans from the Iberian peninsula. There is also a hammam, steam room, sauna, Jacuzzi and fitness studio, with separate ladies’ steam and sauna.
Hydrotherapy jets, a cold plunge pool, an ice fountain and soothing hot stone benches provide a deeply rejuvenating experience, while residents can book personalised health, beauty and spa treatments and private fitness and gym coaching through the concierge.
The health spa at Le Provençal is managed by Hôtel Belles Rives, which has its own additional spa where residents have the benefit of privileged reservation. Bespoke specialist beauty treatments, in collaboration with Swiss anti-aging expert Valmont and organic and natural brand La Canopée, include the Purity of the Alps and Solar Repairer facials, sports massages, reflexology and pedicures.
Residents at Le Provençal can also access the private beach and waterskiing club at Hôtel Belles Rives, one of the most prestigious in the world, while teenagers and children can benefit from personalised leisure activities including tennis lessons, dance and gym.
