Renovations are necessary to maintain and improve living conditions for tenants. Starting July 31, if the work requires tenants to vacate, landlords issuing an N13 notice to end tenancy will require a Rental Renovation Licence from the City. Landlords must apply for a renovation licence within seven days of issuing an N13 notice to a tenant. The application requires: 👉 approved building permits 👉 a copy of the issued N13 notice 👉 a report prepared by a qualified person, such as an engineer or architect, noting that the renovation requires vacant possession Landlords must also post a Tenant Information Notice and provide resources to tenants about their rights and the renovation process. The moment the right client is ready to make payment for your services, go ahead and close that transaction. That is not the time to start telling them that you went to the same secondary school with someone they know. Shut up and allow them to make the payment first. Some small talks can distract your sales.

IS A BUYER ENTITLED TO PAY THE AGENT A COMMISSION? Cap 533 (Estate Agents Act) in regards to Agent Fees in Kenya Under the Estate Agents (Remuneration) Rules, 1987 — amended by L.N. 198/2002 — the law provides standard commission rates for both sales and purchases of property. These rates are legally recognized and help regulate how much agents can charge. ⸻ 🔹 For the Seller (SCALE I – Sales): The agent’s fee is: • 10% on the first KSh 100,000 • 6% on the next KSh 900,000 • 3% on the balance (residue) 🧾 Example: If a house is sold for KSh 10 million, the seller should pay the agent as follows: • 10% of 100,000 = KSh 10,000 • 6% of 900,000 = KSh 54,000 • 3% of 9 million = KSh 270,000 Total commission: KSh 334,000 ⸻ 🔹 For the Buyer (SCALE IA – Purchases): The agent’s fee is: • 5% on the first KSh 100,000 • 3% on the next KSh 900,000 • 1.5% on the balance (residue) 🧾 Example: If the buyer purchases a property for KSh 10 million, their agent’s fee would be: • 5% of 100,000 = KSh 5,000 • 3% of 900,000 = KSh 27,000 • 1.5% of 9 million = KSh 135,000 Total commission: KSh 167,000 ⸻ ❗ Important Notes: • These rates are recommended legal guidelines, and they can be varied by mutual agreement between the agent and the client. • Many agents today operate on a negotiated flat rate (commonly 1.5%–3% of the selling price), especially in high-value property deals. • However, these Rules remain the legal reference point for fair practice.

Industry leaders agree that wealth, influence, and opportunities are rarely sustained by transactions, they are driven by relationships intentionally cultivated over time. “No one is born with a network,” says one leadership strategist. “Not even children of billionaires inherit relationships. What they inherit is access. To sustain it, they too must nurture trust, offer value, and show consistency.” This perspective comes amid growing concerns about the misuse of digital platforms. Analysts note that while social media provides an unprecedented opportunity to connect with mentors, collaborators, and peers, many users spend years building toxic profiles, engaging in trolling, gossip, and hostility, without realizing the long-term cost. “Social capital often outlives financial capital,” an industry report recently noted. “A single relationship can open doors that money cannot buy. It is therefore critical for professionals to view their timelines not as battlefields, but as fertile grounds for meaningful connections.” Observers emphasize that relationships are not simply gifted, they are forged through character, patience, service, and healthy reciprocity. Dear Hiring Manager, why are you looking for a social media manager who does everything? When did social media managers become God? You think one person can replace an entire marketing department? You want someone who can create strategy for multiple channels, design beautifully on Figma and Canva, write email copy, blog posts, social media captions, video scripts, shoot and edit videos, manage communities, run ads, analyze data, be judged on how much sales were recorded and then somehow stay creative on top of it. Are you joking? Before you talk to me about “wearing multiple hats,” have you considered that the more hats you pile on, the less effective each one becomes? A strategist can’t think long-term if they’re drowning in daily execution. A creative can’t produce fresh ideas if they’re buried in analytics and spreadsheets A community manager can’t build relationships if they’re constantly shooting and editing videos. When you overload a single role with five different job descriptions, you don’t just make it harder for the candidate to succeed; you make it harder for your company to succeed, too. What you end up with isn’t versatility, it’s burnout. A good social media manager is a force multiplier. They bring strategy, voice, and consistency that can amplify your brand’s message in powerful ways. But they’re not a one-person replacement for an entire marketing team. If you want excellent results, define the roles clearly needed and then hire for the most important one that contributes to the organization's bottom line. Then, slowly build a structure where each person can lean into their strengths and actually thrive. Again, social media managers are not superheroes. They can’t do it all, and they shouldn’t have to. I am concerned about the commercial real estate market of Zimbabwe. With 46% of pension fund 'value' held in direct real estate, concentration risk is high & compounded by illiquidity. Despite being a safe 'store of value' historically, the IPEC Q1 2025 Pension report reveals the asset class generates a modest yield of 3.7%. A pipeline of over US$200 million in approved REITs/land development projects have been awarded Prescribed Assets status. However useful this is a trigger to change the fortunes of old stale assets and releasing latent value in landbanks, questions arise regarding the health of the property development value chain to achieve the desired outcomes. 1. Land availability: The Ministry of Local Govt Masterplanning initiative initiates essential conversations and long-term planning. Its a commendable effort to create a plan that each municipality states its future aspirations. The shiny future is overshadowed by Commission of Enquiry reports affecting land tenure and opaque transfers. Private players are not exempt from land possession disputes as evidenced by the decade long eviction wrangle for Saturday Retreat battle in CFI Holdings worth millions of dollars. 2. Permitting and planning: Disruptions from sudden policy changes, such as the 90-day moratorium on change of use applications, underscore the need for clear, consistent policies for large-scale investors. Multi million dollar projects cant be switched on and off easily. 3. Supply Chain Stability: There are challenges in sourcing quality building materials at scale on a local supply/just in time basis, exemplified by corporate struggles like Khayah Cement and Beta Bricks in business rescue, highlight execution risks in delivery. 4. Contracting environment: Concerns over the delivery capacity of selected, reliable contractors for major projects persist. Long term project finance assumes the contracting party has the working capital to execute the plan. Masimba Holdings a large listed building contractors Annual Financial Statements reveal tight financial constraints and thin working capital and large debtors book as proxy for the industry. 5. End user finance: The issue of affordable, long term financing for buyers post-development looms large. Developers like Westprop have created US$ 20 million in-house mortgage books (dwarfing many banks whose core business should be lending) to address the financing needs for stands. While initiatives from Afrexim Bank (US$ 100million invested in AATC in the Avenues Harare) , Shelter Afrique ( disbursing US$ 35 million to CBZ and CABS), and Old Mutual Zimbabwe mulling a US$ 100 million development REIT shows promise, more is needed to address the growing investment demand and cash flow challenges of the market. WEALTH CREATION Most people think being in tech automatically means you’ll be rich, lol. Truth: without consistency and hard work, you’ll still be poor, whatever field you choose. When I was a student, my lecturer used to say, “Work for A so you will get B.” He meant: focus on the right thing first, the craft, the systems, the discipline, and the reward follows. Too many chase titles and paychecks (B), hoping success (C) will magically appear. The smart move is to work for A, the skills, the routines, the habits, and let B and C follow. Here’s what really builds lasting wealth in tech (not just a fat paycheck): Intention, Know what you’re building and why. Don’t merely “do the job”, build a capability. Time, It’s rented. Invest it wisely, ship projects, write code that scales, learn every day. Attention, Where you look is what you become. Scrolling kills momentum, focused work creates value. Talent + Discipline, Talent opens doors; discipline keeps you in the room. Practice, iterate, improve. Belief + Growth, Believe you can level up, then measure progress and keep compounding small wins. A rich moment is nice. Wealth is the system that creates many rich moments.
