The space

Guest access
You’ll enjoy complete privacy with exclusive access to the entire property and no owners on site. The home is quietly supported by a local caretaker and a daily housekeeper who maintains the space and gardens.
On request, simple, home-style meals prepared with local ingredients can be arranged at no charge. Guests simply cover the cost of ingredients. Airport transfers and grocery provisioning can also be arranged, with transport and shopping costs covered by guests.

Important to note: Casa Nopales is an architect-designed, adults-focused retreat. Due to the open layout, including unprotected staircases, open edges, and an infinity pool, the property is not suitable for young children.
The property is reached via a long, scenic road through a protected ecological zone; although beautiful, the road can be uneven in places, especially after rain, so a higher-clearance SUV or 4×4 offers the most comfortable arrival. As a fully off-grid home supported by a modern solar system and ample battery storage, the house provides all the comforts of conventional living while remaining deeply connected to nature.
This stretch of coastline is one of Oaxaca’s most untouched, set between the bohemian beach towns of Mazunte and Zipolite—both around 20–25 minutes away—and about 40 minutes south of Puerto Escondido. A nearby mangrove lagoon offers memorable wildlife encounters, while surfers will find warm swells and excellent breaks along the coast. Local markets, beach cafés, and small craft shops add color and character to day trips.
Because the house sits within a wild, natural landscape, it’s normal to see seabirds, dragonflies, geckos, and—depending on the season—turtles nesting directly on the beach, with migrating whales often visible offshore. The architecture is designed for open-air living, with ocean breezes and ceiling fans in place of air-conditioning.
